Real estate commissions are negotiable in the state of Minnesota and that point is very evident in the way I do business. I don't advertise an actual commission rate here because each situation is different. Please read on and keep in mind that I will probably have more flexibility with my commission rates than other Realtors do. I feel that I am unique in the sense that I am open to negotiating my commission depending on many factors. The major influencing factors are:
- The amount of marketing/advertising dollars the seller will need in the marketing program they choose.
- The condition, size, amenities and price of the home.
- The average days on market for similar sold homes in the area.
- The motivation of the seller.
- The overall condition of the real estate market in terms of it being a buyer's market or a seller's market.
My commission is not set before I meet with you. I take into account the above factors before I mutually decide with you on what the commission will be. If you feel you have a very nice home, are going to price it fairly, or want fewer marketing activities, then you're going to be getting a lower commission rate than if you have a poorly maintained home, are going to price it too high, or want more marketing activities. Please remember that you are the one choosing the commission rate that you want to pay. I will only make an offer to you. You may or may not accept this offer, but I think you will be very surprised at how competitive my commission rates are. I think you'll find that even the "higher" end of my commission rate may likely be the "lower" end of other Realtor's rates!
