I'm trying to sell my home "By Owner"
I don't blame anybody for trying to sell "By Owner" and save some money but the fact is that most "By Owners" do end up listing their home with a Realtor. By selling "By Owner" you've probably gotten many buyers through your home at open houses. The bad part is that these probably aren't highly qualified or motivated buyers. Open houses seem to attract buyers that are "just starting to look."
By listing your home with me you will get more qualified and motivated buyers. Smart homebuyers prefer to work with a Realtor because it is easier, safer, and more efficient. Even if you are open to paying a partial commission to the buyer's agent, buyers working with Realtors are still unlikely to ever see your home. Many buyers and Realtors are intimidated by going directly to a home owner. It is uncomfortable viewing a house with the owner home. It makes it harder for the buyer to take "emotional ownership" or to "mentally move in" to a home when the actual owner is present. Also, some Realtors don't look for or like to show "By Owners" because they feel that they'll end up having to the buyer's and seller's sides of the work and because they feel "By Owners" are infringing on their own livelihood by not listing their home with a Realtor. Plus, they have plenty of homes from which to choose simply by checking the Multiple Listing Service (MLS).
I truly believe that the commission pays for itself by exposing your home to the maximum amount of qualified and motivated homebuyers. It's like trying to sell something at an auction to a big group of bidders or a small group of bidders. Your odds of getting a higher price are obviously increased by having a higher number of bidders. By listing your home with me you'll get in front of a bigger group of more motivated and qualified buyers which will get you a higher price.
