I want to buy a home
Probably the biggest thing to know as a homebuyer is that you don't pay the real estate selling commission to me when buying a home. My commission comes from the listing Realtor paying me a portion of their commission for bringing in a qualified buyer that closes on a purchase of that home. You will have fees involved with originating a mortgage but that has nothing to do with using me as your Realtor. The only fee my brokerage does charge is an administrative broker fee of $345 per transaction. This fee is very similar to what many of our competitors charge. Other benefits to you as a buyer are:
-
Efficiency: I can set up private showings of numerous homes one after the other. It is much easier to look at a number of homes one after the other than it is for you to call each listing Realtor and make separate appointments on each home.
-
I can show you comparable sales in the neighborhoods of homes in which you are interested. This can help you have peace of mind (not to mention more negotiating leverage) when purchasing a home. Think how you'd feel if you bought a home and then found out that you'd paid $10,000 or $20,000 more than anyone else did in your neighborhood for a comparable home.
-
I follow through with all of the paperwork until closing. This involves making sure the mortgage, appraisal and title work are being completed in a timely and competent manner to ensure a smooth closing. A smooth closing involves may different people doing their jobs. I can't physically originate your mortgage, do the title work or perform the bank appraisal but I would be working closely with and keeping an eye on these other vital aspects of the closing.
If you are just starting to look for a home and feel lost, I can also set up a time to have a free, no-obligation home buyer appointment with you. I would go over things like how much money you'll need to buy a home, what your monthly payments would be, house hunting, making an offer, and closing on a home.
